INVESTMENT RANCH

AN ALTERNATIVE TO THE STANDARD TIMESHARE

Timeshare, private residence club, and fractional ownership of real estate have been around for a long time. There are timeshare ski resorts, timeshare beach resorts, timeshare golf resorts, timeshare airplanes and timeshare yachts. There are private residence fishing lodges, and fractional ownership ranch developments, which are primarily rural subdivisions. There are some major differences between timeshare, a fractional ownership and a private residence club. A fractional ownership of real estate might be just for recreation or for investment purposes. A private residence club is primarily for recreation. Cooperative working ranches or farms can be another option. Timeshares can either involve equity, or encompass no equity at all. An equity timeshare, or co-op ranch, is a very good investment, and can be a wonderful source of recreation year-around.

Ranch real estate is in short supply and high demand. Not everyone can afford to buy an entire ranch on their own. Owning 10% of a farm or real working cattle ranch may be a better investment for some people. There are some additional advantages when compared to non-equity timeshares. Due to limited real estate, and the ever-increasing cost of ranches, your investment will increase in value over time. Sharing a home on a large farm or ranch sure beats carving historic western ranches into rural subdivisions. Keeping ranch real estate intact, producing crops and raising livestock benefits the economy, the ecology and helps to maintain the western heritage and a vanishing lifestyle. Selling your share, should you desire to do so, would be a decision made at your discretion, and would not be difficult. Would you like to invite your family and friends to your own ranch, without having to spend millions to buy one? A ranch is a great place for your children and grandchildren to become more grounded, and learn where their food and fiber are produced. Caring for livestock is an exceptional way for children to learn responsibility. You and your family could spend quality time together, in the peace and quiet of the rural American west. You could work cattle on the ranch, operate machinery, ride horses, hunt and fish, or just sit back and enjoy the wildlife, lifestyle and scenery. It's fun to experience rural western hospitality, and a great thing to become acquainted and work with your neighbors.

Ranch real estate is expensive! A three-hundred cow ranch will cost at least five million dollars, just for the land and improvements. Stocking the ranch with cattle will cost another quarter million. It will take a couple hundred thousand dollars to buy the necessary machinery. A three-hundred head ranch will require two full-time employees for operation. With wages, benefits, and payroll taxes, along with property tax and insurance, the expenses far outweigh the income. Cattle ranching is not a lucrative small business. Operating expenses are high, and profits are small, if there are any profits at all. Operating a ranch efficiently and economically is a complicated business. It isn't something you learn in a short course, or learn in school at all. Qualified employees are hard to find, and they don't come cheap. By now, you are no doubt thinking even 10% of this ownership will put you in the poor house, but there is another way to achieve this goal.

At Intermountain Ranch, we have an option that will provide you all the investment and recreation benefits, without the stocking and operating costs and headaches.
